BUYERS - So many buyers tell me that they realized, after several missed opportunities by contacting agents and homeowners from yard signs and open houses, that they needed a professional to be their advocate, to get them in the door and give them a chance at the really good homes on the market. Someone with a knowledge of home values and neighborhoods. I know how to negotiate a fair price and terms, to help you navigate through the home inspection process, to protect your interests under ever changing real estate law, to help you make a wise decision with all the facts and save your emotions for loving the house.

If it is your first or tenth home purchase, 
I provide the same level of service and care to all my clients. I understand that agents, lenders, appraisers, home inspectors and insurance companies deal with the real estate transaction process daily but you don't. My goal is to make your home search and purchase the stress free and happy occasion that it should be. I take care to understand your needs to find the right home and environment for you and your family. 
I will give you all the information you need about recent equivalent sales to determine an appropriate offer. Computer generated internet valuations such as Zestimates do not take into account condition or value of improvements or the possibility that the home is unique for the neighborhood. I will make all those adjustments for you.
I am experienced in presenting your offer in a manner to get the best results especially if there are multiple offers, making sure you understand the details of the documents and coordinating all the players in order to close and move you in on time.


SELLERS - I also give the same consideration to my clients who list their home with me.
Selling a home is far more complicated than putting a sign in the yard and an ad online and waiting for a "bite".  One of the biggest challenges is, not finding an interested buyer, but finding a buyer who actually has the financial means to afford your home. 
You may have heard about the new, tougher regulations on lenders and real estate transactions that took affect on October 3, 2015. The Consumer Financial Protection Bureau (CFPB), in response to the recent recession, has put into place many protections for the rights of buyers. The intent is to make the purchase of a home more transparent for buyers including more privacy protections. One result is that it extends the time to close by at least a week
The rights of sellers are hardly addressed by the CFPB and, if anything, obtaining accurate prequalification information on buyers and updates on the mortgage progress has been made more difficult. In all financed home purchases banks and lenders will now be creating the closing documents instead of settlement companies which means that you need a knowledgeable, experienced real estate agent, now more than ever, as your advocate to keep the lender focused on closing on time. 
Besides my expertise in managing the transaction and its documentation requirements, I also know how to show a home to its best advantage with quality photographs and descriptions that target the appropriate audience with a wide internet presence. The quality, not the quantity, of photographs is what is important. I will not include a photograph unless it shows your home to the best advantage. You need to get the buyer in the door! I look at each home I place on the market from the buyer's point of view and make suggestions to enhance that very important first impression. This is important in any price range. 
Once an offer is negotiated and accepted is when the real work begins. You need someone who has the experience working with diverse personalities in tough situations to "keep the deal together" in your best interests. The appropriate and "current" state documents need to be fully executed, the hand money received and escrowed properly, the schedules of all parties monitored to meet the multiple deadlines in the sales contract, inspection and municipal dye test issues negotiated appropriately then corrections made and approved. You need someone who will monitor and prod the lenders and other agents to stay on track and make sure appraisals, title searches, municipality certifications and insurance happen so you close on time.

I really like the feature that gives me regular updates on recent sales in my neighborhood. As you zoom in on your neighborhood search map it becomes a satellite photograph of your home and neighbors.
It takes approximately one minute to sign up. You can request monthly or biweekly email updates with details on homes sold within the last 90 days. You can make your search as small as one tenth of a square mile of your home up to several square miles. Please keep in mind that this is a property valuation calculated from mathematical modeling using a database from the multi-list and public tax records at a specific point in time analyzing values of comparable properties. All properties vary in value due to condition, updates, and location.
